What to Consider Before the First Home Design Consultation
Start the custom home construction process by asking these questions:
- Have you considered your ideal house plan? Which sample plan on our website best satisfies your living needs? We can help personalize your house plan.
- What is your preferred home style? Ranch, two-story, etc.
- What are your necessities for interior spaces? This may include the number of bedrooms and bathrooms, a breakfast area, an office, and formal dining/living areas.
- Approximate square footage?
- Any must-have interior finishes? Tile, carpet, hardwood, etc.
- Any requests for exterior finishes? Brick, stone, siding, etc.
- Do you have a budget in mind?
- When would you like to commence your custom home construction project?
What to Establish in the Pre-Planning Meeting
- Establish Your Wish List for Your New Custom Home. In your first meeting with Robin Ford Building, it’s advisable to go over several house and floor plans from your wish list to determine what works with your budget.
- Determine a Budget. Discuss financing options and general procedures with your custom home builder.
- Discuss Lot Options. Robin Ford Building can help you in your search for a lot. If you own your lot, please bring your site plan/plot, well, and septic information.
- Receive General Pre-Estimate Pricing. As part of our custom home design process, we can offer a pre-estimate price if you have already selected a house plan.
Going Over the Finances for a Custom Home Construction
Once you have a budget or pre-estimate price, you can contact the lending institutions that Robin Ford Building has collaborated with and recommend to determine your eligibility for construction financing. However, you also have the option to work with an architect/designer of your choice – we are happy to work with them.
- As part of your custom home design process, we will help you determine your general preferences for the house plan.
- Once you have received, reviewed, and approved your final house plan design, we will send it to our subcontractors for bid on each job phase.
- Robin Ford will proceed with the construction contract and specifications once you have reviewed and approved the final house pricing.
- Settle with your financial lender and obtain final approval.
- The selections worksheet and distributors are provided to help you separate the final selection process into four manageable parts and proceed on schedule.
Once all parties involved have signed the construction contract and specifications and we have bank loan approval, we can submit an application for the building permit. Note: It takes 2-3 weeks to process a permit in Carroll County, Maryland.
