Building a home is all about process. What should you expect when building a custom home?

In the three decades we’ve been creating custom homes, we’ve developed a clear and succinct way to build.  Robin Ford is the builder to contact when you want a smooth process, and when you want to know exactly what to expect.  That’s why, when it comes to building, you shouldn’t trust anyone else.  We thought we would share with you our process, so you can follow along and learn what we’re all about.  Also, look for what you should expect when you’re building your own home.

Step 1: Pre-Planning

 

Before this meeting, you should have everything you want written down.  It doesn’t have to be incredibly detailed–but you should have the basics.  Square footage, style, budget, etc. are all things to consider.  Now, we’ll help you with what you aren’t sure about, so don’t stress.  Just make sure you know what you definitely need in your home.  Budget is something you should probably make clear, though.

 

Step 2: Construction Financing

 

This is why your budget is the most important part of pre-planning.  We have worked with specific lenders in the past: BB&T Mortgage, 1st Mariner Bank, New Windsor State Bank, and Sandy Spring Bank.  Eligibility for construction funding is, obviously, what’s going to get you the funds for building.

 

Step 3: Final Plan Review

 

After we’ve looked over your plans and budget, we send out the smaller projects to different subcontractors who will bid on the tasks.  We will confirm with you that the pricing is good to go, and then we’ll apply for a building permit.  That’s when we’ll start to build your home, which is the best part!

 

Other Expectations

 

With Robin Ford, we’ll keep you involved in the process.  We’ll also check regularly on the building process to ensure it’s all going to plan.  As soon as you get a copy of the floor plan, start to think about what you want inside the rooms, and what kind of style you’re going for.  Preparing in the early stages will save you a lot of time later.
